This house used to be beautiful. Now the house is uninhabitable and it is being sold in its "as is" condition. A mortgage company would make a loan to a buyer because of the condition of the house so therefore the seller would be willing to finance the loan but only to an extremely qualified buyer. If your buyer has other real estate they are willing to put up as collateral for two years - that would satisfy the seller. An all cash transaction would also be accepted. Short term escrow.
